Will roof cleaning damage my tiles?

Accepted Answer

Not when it’s done properly. Damage comes from the wrong method, not from cleaning itself. High-pressure jet washing can strip a tile’s surface and colour and force water in under the laps, so we don’t use it. Low-pressure steam cleaning can be used subject to a roof survey. We assess your roof first and match the method to its condition, working from properly supported access. Moss left to build up is often harder on tiles than a careful clean, because it keeps them damp for longer.

Is moss actually harmful, or just unsightly?

It’s more than cosmetic. Moss acts like a sponge, so tiles stay wet long after the rain has stopped. That can cause clay tiles to flake, block the channels in interlocking tiles, crack the mortar along the ridge and slow the flow of rainwater into your gutters. Heavy growth also drops into the gutters and blocks them.

How do you clean a roof, and why not just jet-wash it?

We choose the method to suit your roof, usually in up to three parts: Waterless scraping: moss and lichen are removed by hand with professional scrapers, so no water is forced under your tiles. Low-pressure washing: where your roof’s condition allows, to lift grime gently with instant results. Biocide treatment: applied afterwards to kill leftover spores and slow regrowth. We avoid high-pressure jet washing because tile manufacturers and the NFRC (the National Federation of Roofing Contractors) advise against it. It can strip the tile finish, wash out colour and push water into the roof space.

Will the moss grow back, and how often should a roof be cleaned?

Accepted Answer

Moss spores are always in the air, so no clean makes a roof permanently immune. Our biocide treatment kills what’s left behind and typically holds regrowth back for 2 to 5 years. How long it lasts depends on how shaded the roof is, nearby trees, north-facing slopes and how shallow the pitch is, because all of these keep a roof damp. As a guide, glance at your roof from the ground once a year and expect a proper clean every few years, sooner if it’s heavily shaded.

The price mostly depends on the size and pitch of the roof, how much moss or lichen there is, the method needed and how easy the roof is to reach, for example whether scaffolding is required. How long does it take, and do I need to be home?

Most homes take somewhere between a few hours and a day or two, depending on the size of the roof, how much growth there is and access. We’ll give you a realistic time when we quote. You usually don’t need to be in, as the work is outside, but we’ll agree access with you beforehand. We work in most weather, but we may rearrange if heavy rain or strong wind is forecast.

Is the treatment safe for my family, pets and garden?

Accepted Answer

We use professional products and apply them with care, keeping them on the roof and away from drains, ponds and planting wherever possible. Roof treatments can harm plants and animals if misused, so please keep children and pets away from the area beneath the roof until we confirm it’s dry. If you have a rainwater butt or pond nearby, mention it when you book and we’ll advise.

What happens if there are nesting birds or bats?

All wild birds, their nests and eggs are protected by law, and so are bats and their roosts, even when the bats aren’t there all the time. We keep an eye out for nests and signs of bats. If we find an active nest or anything that suggests bats, we stop, leave it undisturbed and talk to you before going any further. That may mean rearranging the work for after nesting season or getting specialist advice.

Are there any roofs you won’t clean?

Accepted Answer

We assess every roof before quoting. We will not scrape or brush anything that could be asbestos cement, which is common on older garages and outbuildings, because disturbing it is hazardous. If a roof isn’t safe to access, or we spot loose or broken tiles, we’ll tell you honestly and may suggest a roofer deals with it first. We’d rather say so than clean a roof that needs repair.

Can I clean the roof myself?

Accepted Answer

You can, but we’d think twice. Moss makes tiles very slippery, working at height is risky, and even walking on tiles can cause hairline cracks that open up in frosty weather. Scraping alone also leaves spores behind, so growth tends to return sooner. We use proper access equipment, are IPAF trained and DBS checked, and carry £10m insurance.
